Stage 01

Discovery & Feasibility
We assess your site, brief and budget honestly — flagging planning constraints, opportunities and realistic timelines before you commit to anything.
Stage 02
02
Concept & Brief
We develop the design concept — layouts, interior direction, initial structural thinking. Iterated with you until the brief is agreed and the direction is right.
Stage 03
03
Planning Submission
Full planning drawings prepared and submitted. We manage the application, liaise with officers, and coordinate any specialist reports — flood risk, SAP, ecology — required as part of the submission.
Stage 04
04
Technical Design & Building Regs
Once consent is granted, full technical and structural drawings are developed. Building Regulations submitted and approved. Thames Water approval coordinated where required.
Stage 05
05
Construction
We deliver the build under our name, with our team. Site management, quality control, programme and budget — all held by us. The same people who designed it oversee the build.
Stage 06
06
Handover & Close
We walk through the completed project, sign off on quality, and hand over full documentation. Your home — finished to the brief agreed at the start.
